First Phase of Garden Gates in Cairo Sells Out in Under 24 Hours 

Egypt has been working diligently to attract foreign investors to the country and drive development. Judging by a few recent achievements, these efforts are paying off.  

For example, the first phase of IGI Development’s new Garden Gate project, which consists of 100 units, sold out within 24 hours of launching to the market. This quick turnaround of a high-profile development demonstrates the strong demand for property in Egypt—and importantly, not only in the new administrative capital. Garden Gate is part of Ashgar City, a project in 6th of October City in the western part of Cairo.  

IGI’s Newest Residential Development 

The Garden Gate project’s first phase features units ranging in size from 72 to 172 square meters and starting at a price of 2.3 million Egyptian pounds (USD $74,423). This particular phase was designed by Profilerz and all of the units overlook open space areas, allowing residents an everyday connection with nature. To help with financing, IGI offers down payments as low as 10 percent and installment plans for payments up to eight years in length. The units should be delivered to buyers within the coming 30 months according to current plans. This timeline is supported by partnership with a range of different companies to facilitate virtually all parts of the process, from initial design to final landscaping.  

IGI has a track record stretching back nearly 30 years for delivering premium residential properties in Egypt, though the company itself was founded in 1942. It has focused largely on innovation in the Egyptian market. For example, IGI was the first to introduce residential compounds to the country. IGI generally works on the development of Cairo suburbs and has distinguished itself with residential compounds like Gardenia Park and Gardenia Springs, as well as mixed-use spaces like Al Ashgar and Ashgar Heights. These and other developments have helped expand both the eastern and western boundaries of Cairo with premium residential space.  

An Exclusive Community within Ashgar City 

One of the newest projects undertaken by IGI is Ashgar City, which encompasses nearly 150 acres of mixed-use space, including large, lush parks, situated next to the Great Pyramids of Giza. Overall, the project boasts more than 4,000 residential units with a wide range of different designs to meet the needs of nearly any family or household.  

The Ashgar City project was conceived of as a place for relaxation, with open green spaces and pedestrian corridors crossing between them, as well as attractive and diverse architectural designs. Care was taken to promote sustainability with the project’s design and provide many opportunities for promoting healthy lifestyles. Integrated directly into the community are offices, clinics, retail shops, entertainment venues, and schools.  

Garden Gates is an exclusive gated community located within Ashgar City. This community serves to enhance the convenience and ease of the larger project and distill it down into an even more concentrated experience. IGI refers to Ashgar City as a Boutique Community, complete with its own exclusive club house, as well as an outdoor sports area with designated zones for meditation and yoga. Other landscaping features and amenities include moving water sculptures and a jogging track. Residents also enjoy bike lanes and shaded parking spaces. Garden Gates was designed to be pedestrian-friendly while still allowing easy movement for cars. Furthermore, there are special, designated areas for teenagers and younger children to gather, play, and socialize.  

Natural Features Offer Peace and Relaxation 

The real draw of Garden Gates is in the name itself. All buildings in Garden Gates have back entrances directly into the landscaped area. In addition, just inside of the gated area is an inner park that has only two controlled access points and is meant solely for the residents of this area. This inner park has a central activity pathway that visitors and residents can follow to discover new opportunities around every turn. This pathway helps introduce the wide range of activities available to guests in the park. The first thing that people encounter when they enter the inner park is a piazza featuring abstract art sculptures that reflect the sun and seem to move along with it as it crosses the sky.  

One of the highlights of the inner park is a relaxation pond with a wooden deck for relaxing next to the water, practicing yoga, or meditating. A gently flowing channel through a sloped landscape further enhances the relaxing atmosphere and provides more space for families to sit waterside. Activity areas include one for younger children up to 12 years old and another for teenagers and older individuals. On hot days, residents can visit a third water feature with shallow fountains creating a cooling mist. These premium features may illuminate why the first phase sold out so quickly and can help demonstrate why investors and potential residents have become so interested in the Egyptian luxury real estate market.
